BIM Implementation for Cost Management by Quantity Surveyors in Nigeria

The construction sector, as a key driver of economic growth, is plagued by complexity and challenges in cost management. Cost overruns are prevalent in Nigerian building projects. However, Building Information Modelling (BIM) has emerged as a promising solution to address these challenges and improve cost management practices. This study assessed the implementation of Building Information Modelling (BIM) for cost management by Quantity Surveyors in the Nigerian construction industry in Lagos State. It evaluated the level of BIM implementation among Quantity Surveyors, examined the challenges to its implementation, and assessed the impact of BIM implementation on the role of Quantity Surveyors. The study population included consultant and contractor quantity surveyors in Lagos State. Data was collected through questionnaires and analyzed using Chi-square tests, mean scores, and regression analysis. The findings revealed a low level of BIM implementation for cost management, with BIM being used for only a few quantity surveying roles. The major challenges to its implementation were identified as the high cost of BIM software, training costs, and a lack of trained professionals. The findings also showed that BIM implementation for cost management would have a positive but non-significant impact on the role of Quantity Surveyors. The study recommends raising awareness about BIM capabilities among Quantity Surveyors, providing effective training by professional bodies, and including BIM in university curricula for Quantity Surveying students. Additionally, professional bodies should establish regulations to encourage the implementation of BIM among quantity surveying organizations.
