ENERGY EFFICIENCY ASSESSMENT OF COMMERCIAL BUILDINGS IN ODESSA DURING RECONSTRUCTION

The issue of energy efficiency of civilian buildings in Ukraine has been studied by many scientists, but dynamic changes in building regulations and the implementation of energy certification systems require constant updating of scientific approaches. There is an urgent need for the development and application of scientifically based methods for assessing the energy efficiency of commercial buildings, which would allow choosing the optimal set of measures for reducing energy consumption, increasing the comfort of visitors and reducing operating costs in the specific conditions of southern Ukraine at the stage of reconstruction. With the help of USESFC, 19 Energy Certificates of reconstructed commercial buildings of the city of Odessa certified in 2025 were analyzed. According to the results of the energy certification, their characteristics were determined: volumetric and planning, the value of the heat transfer resistance of the enclosing structure, energy efficiency indicators, energy consumption indicators. The analysis of the reduced heat transfer resistance of the enclosing structures shows that the state of energy efficiency of these structures after the reconstruction meets the regulatory requirements. The analysis of annual energy consumption showed the state of actual energy consumption of these buildings: energy consumption during heating (40%), energy consumption during cooling (9%), energy consumption during hot water supply (7%), energy consumption during ventilation (12%), energy consumption during lighting (32%). The analysis of annual energy efficiency indicators showed the state of the actual level of energy efficiency of these buildings: specific energy consumption (29.20), specific energy consumption for heating and cooling (27.08), specific primary energy consumption (486.14), specific greenhouse gas emissions (88.77). Recommended measures for modernization and increasing the level of energy efficiency are given. We see prospects in the need for a systematic transition to the nZEB and ZEB standards, the introduction of individual heat points and online monitoring.
