Assessing Green Building Management Practice in FCT Abuja: A Survey of Estate Surveyors and Valuers’ Perceptions and Attitudes

Purpose: The purpose of this study is to assess the level of awareness, involvement, and readiness of Estate Surveyors and Valuers (ESVs) in Nigeria toward sustainable green building management. The study objectives include exploring the input of estate surveyors and valuers in green building project development and identifying the challenges to the adoption of sustainable green building practices.
Design/Methodology/Approach: A well-structured questionnaire was used to obtain data from practicing Estate surveyors and Valuers in Abuja, Nigeria’s Federal Capital Territory (FCT). Purposive random sampling technique was used to select Three Hundred and fifteen (315) respondents, out of which one hundred and ninety (190) responses were used for the data analysis. Descriptive and inferential statistical tools were employed to analyse the data.
Research Limitation: The study is confined to Estate Surveyors and Valuers in Abuja FCT, thereby limiting the extent to which the results can be generalized beyond the study area.
Findings: The results indicate a growing awareness of green building principles among ESVs, whereas practical involvement remains limited. Major barriers to advancing sustainable green building practices include low awareness among property developers, weak regulatory frameworks and policy enforcement, and inadequate professional training.
Practical Implication: Estate Surveyors and Valuers must transition from mere awareness to active engagement in sustainable green building management.
Social Implication: Wider implementation of sustainable green building management in Nigeria can deliver significant social benefits, such as healthier indoor environments, greater occupant well-being, and improved environmental quality.
Originality / Value: This study provides original empirical evidence on the perceptions, readiness, and involvement of Estate Surveyors and Valuers in sustainable green building management in Abuja, a research area that has been scarcely explored in Nigeria.
