Urban megaprojects have become integral to the development of cities, significantly impacting their economic, social, and environmental landscapes. Mixed-use megaprojects are a longstanding phenomenon that persistently captivate scholars, governments, and developers due to their evolving development dynamics and global competitive aspirations. A projectization perspective aids in the evaluation of project selection and execution. Although numerous studies in the field have identified comparable traits in megaproject developments and formulated guidelines, each case in every city necessitates an openness to comprehend both advantages and lessons, emphasizing their unique urban context and, crucially, their indigenous dynamics. Policies, legislation, and processes are crucial determinants in achieving concrete outcomes. This paper investigates the capital and operation impact of mix-used megaprojects, unpacking the justifications and benefits. The paper utilize a case study methodology, the research analyzes the development's contribution to spatial transformation, policy adherence, and economic implications. The findings reveal a complex interplay between public and private sector motivations, highlighting the need for inclusive urban planning practices. This allude that stakeholder satisfaction, management practices and project performance need unpacking.
